1. Can I request a framing inspection before obtaining trade rough-in inspections?

All trade work (electrical, plumbing, mechanical, and gas) must be installed and approved before scheduling a framing inspection. However, all inspections can be scheduled on the same day.

3. When are sealed drawings required for existing commercial buildings?

In buildings exceeding 2,500 square feet and $90,000 in value, sealed drawings are required if structural work is done, if load is added to the building structure, or if changes to egress are made.

5. When is a permit required for improvements to a commercial building?

Permits are always require for improvements to commercial buildings unless the scope of work meets the following exclusions - See North Carolina General Statute 143-138 b(16) for exclusions for lighting fixtures and electrical devices. Water heaters are addressed in North Carolina General Statute 143-138 Section (b10).
